Green Lease & LEED CI Case Study: Forchelli and The Omni Building

This program will highlight the site selection process, lease negotiation and the landlord's assistance to help the law firm of Forchelli, Curto, Deegan, Schwartz, Mineo, Cohn & Terrana aspire to achieve LEED for Commercial Interiors (pending) located in RXR's Omni Building in Uniondale.

Panelists will discuss Forchelli's desire to pursue LEED, the challenges of site selection, the structure of a green lease and construction of the tenant space.

Learning Objectives:
  •  Overview of the panelists’ real world experience negotiating a lease
       and the tenants’ requirements for a LEED certified retrofit.
  •  Presenters will take attendees through the negotiation process and
      highlight any problems or opportunities that arose
  •  Cooperation between landlord and tenant to achieve LEED. 
  •  Discuss how brokering a deal for LEED certified space can be different
      from that of non certified space
  •  Potential benefits of green space compared to regular space.
  •  Apply lessons learned to future tenant interactions.
  •  Challenges encountered when structuring the deal.
  •  Specific needs the tenant had concerning LEED space.
  •  What was done differently that might not have for a regular lease?
  •  What circumstance might LEED CI space be appropriate for a client?
  •  There are limited LEED certified buildings in my market – what do I do?
  •  Cost versus savings of going green. 
  •  Methods used to evaluate the cost and savings of going green. 
  •  What do brokers need to know in order to guide their tenants to the
       right landlord and space?
  •  How can landlords feel confident a LEED project is cost effective as
       well as enhance building marketability?

Ralph Benzakein,
LEED AP, SIOR
CresaPartners

Ralph Benzakein, LEED AP, SIOR is a partner in the Long Island office of CresaPartners, a corporate real estate advisory firm.  Ralph is the only corporate real estate advisor on Long Island to have achieved the LEED (Leadership in Energy and Environmental Design) Accredited Professional designation.    Ralph also holds the SIOR Office Specialist designation from the Society of Industrial and Office Realtors.  His clients have included Ameriprise Financial, Bostwick Laboratories, Bioreclamation, Bertelsmann, ASCOA, Weight Watchers and numerous other organizations. Under Ralph's direction, CresaPartners created The G.A.P. (Green Assistance Program) which provides matching funds for tenatns who wish to have their space LEED certifed.  GAP is the only green incentive offered by a commercial real estate firm. Ralph began his commercial real estate career as an Associate at Newark Knight Frank, where he received the Rising Star Award from CIBS of Long Island.

Brian Sahn, Esq.
Forchelli Curto

Brian R. Sahn (Yeshiva University Benjamin N. Cardozo School of Law, 1983) is a partner in the Firm’s Real Estate Practice Group where he broadly concentrates his practice in all facets of commercial real estate transactions, including representing clients in purchase and sale agreements; acquisition financing transactions; industrial/economic development projects; and commercial lease agreements in the office, retail and industrial markets.  Brian has extensive experience in real estate brokerage matters, including representing clients in connection with real estate portfolio management service agreements, corporate global solutions agreements, lease administration agreements and disputes over commissions and entitlements.

Eric Schlameuss,
LEED AP
RXR Realty

Eric Schlameuss, LEED AP is responsible for architecture, design, and operations for capital improvement projects inside and outside RXR’s portfolio.  This includes renovation projects for building lobbies, cafes, landscaping, and fitness centers.  In addition to overseeing design work and creation of construction documents, Eric assists in assuring timely execution of projects and reporting to RXR’s partners. Eric has been project architect for large projects which include 520 White Plains Road, Tarrytown, NY, 1 Giralda Farms, Madison, NJ, and the Friends Academy Fitness Center (on the boards).  Additionally, Eric has overseen and coordinated design work with consulting architects for projects such as RXR Plaza, Uniondale, NY (Spector Group Architects and MPFP Landscape Architects) and the Long Island Marriott, Uniondale, NY (Leo A Daly Architects, Marriott Design and Construction Services, and SF Design Group).

Ted Stratigos joined Cushman & Wakefield in 1980 when the Long Island office first opened. Ted’s focus during his tenure at C&W has primarily been on tenant representation services. He has represented numerous companies in leasing and sales transactions on Long Island, in the Northeast as well as nationwide, and overseas. He is a two-time recipient of the prestigious "Deal of the Year Award" for the Long Island office and has consistently been one of the top producing brokers in the office during the last 20 years.. As one of Long Island's most active brokers, some of the corporations he has represented include: Cablevision, AT&T, Ernst & Young, Leviton Corp., TDK Electronics and many others.

Laura M. Coletti, R.A., LEED AP, served as Forchelli's LEED Consultant. She is a NYS Registered Architect who has developed her background in Architectural Design as well as Construction and Project Management.  She obtained extensive experience in Architectural Design and Construction early in her career working on high end residential projects, employing Environmentally Conscious Design Elements through the early use of Passive and Active Solar design.  She further developed her skills in architecture and project management in the Commercial Architecture and Construction Field working on Public Works Projects, Office Buildings, Retail Buildings and Commercial Interiors, successfully completing the Leadership in Energy and Environmental Design Exam and gaining her LEED Accredited Professional status in 2006.
